7. What if the inspection reveals problems?

It’s common for home inspections to uncover items that need attention, ranging from minor maintenance needs to more significant repairs. Our comprehensive reports are designed to educate you about your potential home, highlighting both its strengths and areas that require attention.

If the inspection reveals issues, you have several options:

  • Renegotiate: You can use the inspection report as leverage to negotiate a lower price or request credits from the seller to cover repair costs.
  • Request Repairs: You can ask the seller to complete specific repairs before closing.
  • Proceed with Caution: You can accept the property as-is, understanding the potential costs and risks associated with the identified issues.
  • Terminate the Contract: If the issues are significant and you’re not comfortable proceeding, you may be able to terminate the contract under the inspection contingency clause.

Our Commitment:

We are here to help you understand the findings in the inspection report and navigate your options. Please feel free to contact us with any questions or concerns. We can provide further clarification on any items in the report and discuss potential next steps. Our goal is to empower you to make informed decisions about your home purchase.

8. What is your inspection proccess?

Our SysCheck Certified inspectors follow a systematic, top-to-bottom approach designed to be thorough and efficient.

We begin on the exterior of the home, where we carefully assess the siding, windows, doors, grading around the foundation, and any decks or patios. We also pay close attention to visible flashing details. Next, we focus on the roof. If it’s safely accessible, we’ll walk it to inspect the covering, flashing, and any protrusions like vents or chimneys. If not, we utilize a state-of-the-art drone with 4K or better resolution for many detailed views.

Moving inside, we start in the attic to examine the visible structure, insulation, and check for any signs of pests. Since we inspected the exterior first, we’ll be able to check inside for any potential issues spotted outside.

Next, we go room by room, checking a representative number of receptacles, windows, and doors to assess their functionality. In bathrooms, we run multiple faucets, flush toilets, and look for any signs of leaks. In the kitchen, we inspect a representative number of cabinets, drawers, countertops, and any installed appliances like stoves or dishwashers.

Throughout the inspection, we pay close attention to major systems like the HVAC equipment, water heater, and the visible structural components of the home. Due to the nature of these systems, we inspect them both inside and out.

If the home has a basement or crawlspace, we finish up there, as this gives us another opportunity to check for any leaks that may have worked their way down.

This methodical approach ensures that we thoroughly assess every aspect of the home, providing you with a comprehensive understanding of its condition.
